What will happen to my current janitorial cleaning employees?

Answer:
We generally recommend that the contractor hire existing employees and transition to the contractor's employees through attrition. You may experience some attrition initially through retirement.

Will I lose control of my janitorial cleaning program?

Answer:
As the manager/owner, you will retain complete control of the custodial program. The contractor's site manager will function as one of your key staff members and participate in staff meetings, safety committee meetings, etc.

How can I be assured that the site manager is qualified and will function as a member of the team?

Answer:
You can require the contractor to submit site manager candidates for interview and can accept or reject candidates as you please.

What happens to my current supply and equipment inventory since the contractor will furnish his own?

Answer:
The contractor will typically be interested in bidding on existing inventory and you can also solicit bids on the open market, or hold a public auction.

How can I be sure quality of service will be equal to or better than the current in-house operation?

Answer:
Quality control is assured through the OLM's monthly inspection and Performance Payment™ based contract. Under the OLM program, the contractor becomes proactive rather than reactive.

Answer:
You can specify wage levels in the bid document.
